New affordable homes soon to be on offer in Fingal

Fingal County Council has announced that applications are set to open for the purchase of over 50 new homes in Hayestown, Rush under the Affordable Housing Scheme.

Homes on offer under the scheme will be a mix of two and three-bedroom houses. Prices for eligible applicants will start at €228,000 for a 2-bedroom, mid-terrace house, with prices for a 3 bed mid-terrace house starting from €284,500 and prices for a 3 bed semi-detached house starting from €299,500.

Located a short distance from Rush town centre near the Fingal coastline, the new properties at Hayestown form part of development on a site approximately six acres in size. Rush is located close to the heart of market gardening in Leinster and enjoys easy access to Dublin with a regular train service to Dublin city centre, making it an ideal commuter town.

The Mayor of Fingal, Cllr Howard Mahony welcomed today’s announcement, saying: “Affordable housing is the cornerstone of a thriving community that can help empower individuals and families, and help to ensure that everyone has the opportunity to build a brighter future. I believe that every resident deserves a safe and comfortable home they can call their own - by nurturing the spirit of affordability in developments like Hayestown, we can help pave the way for inclusivity, stability, and importantly, give people a roof over their head.

Robert Burns, Director of Housing said: “I am delighted that Hayestown will soon be able to help 52 new homeowners gain access to the market with affordable, sustainable and secure homes in a highly desirable location. Fingal continues to increase the number of permanent and high-quality homes being constructed for residents. In doing so, we are not only helping to support a range of needs and circumstances, but also meet growing demand for different types of housing across the County.

Construction of the new homes at Hayestown is already underway with all of the houses expected to be completed in 2024. The online application portal for those seeking to purchase one of the homes will go live at 12pm on Tuesday 13th June, 2023.

Making these homes for sale at discounted prices has been made possible through the Affordable Housing Fund (AHF) which is a subsidy provided by the Department of Housing, Local Government and Heritage to local authorities as a direct subvention on housing development costs at rates of €50,000, €75,000 and €100,000 per affordable unit, dependent on a number of conditions. It enables local authorities to make affordable homes available to purchase or rent at prices and rents significantly below market rates which include a 15% reduction for affordable purchase and a 25% reduction for Cost Rental.
