Building Control (Amendment) Regulations 2026 (S.I. No. 359 of 2026)

The Building Control (Amendment) Regulations 2026 (S.I. No. 359 of 2026) came into operation with effect from 27th July 2026. These regulations should be read in conjunction with the Planning and Development (Exempted Development (Act of 2000)) Regulations 2026

Some Key requirements to be aware of are as follows

  1. The installation of an Auxiliary habitable dwelling or the subdivision of an additional dwelling will require the submission of a Commencement Notice (CN) with Additional Documentation, including the nomination of a Design Certifier, Assigner Certifier, competent builder and a Certificate of Compliance on Completion (CCC).
  2. Subdivision of a house horizontally or formation of a lobby for 2 houses will additionally require the submission of a Fire Safety Certificate.
  3. All works must be in accordance with the Building Regulations and the Building Control Regulations.
  4. When an Auxiliary Dwelling is constructed off-site for assembly on-site, An Agrement Certificate or compliance with an Irish Standard is Required
